Design Services Rates for
Single Family Homes
Rates are based on the type of plan, square footage, whether the house is built inside or outside Washington State and the number of uses. Plans used in Washington State are compliant to current local building codes.
Plans not used in Washington State are discounted. You can use the savings to obtain code compliance where you build.

Stock Plans Single Use Stock Plans Used Inside Washington
•	$0.40 per square foot ($0.50 per square foot if code update is required)
•	$0.35 - $0.50 per square foot ($1,000 minimum) Engineering Stamp Seal.
•	Includes 5 sets of plans.
•	Taxes/fees for City of Kent, City of Seattle and Pierce County are additional.
Sample Calculation: The fee for a stock house plan for a 1500 square foot home built in Washington would be $2,050. This is calculated by multiplying 1500 square feet by $.70 per square foot, then adding $1,000 for engineering.

Single Use Stock Plans Used Outside Washington
•	$0.40 per square foot ($0.50 per square foot if code update is required)
•	Includes 5 sets of plans.
Sample Calculation: The fee for a stock house plan for a 1500 square foot home built outside Washington would be $825. This is calculated by multiplying 1500 square feet by $.55 per square foot.

Multiple Use Stock Plans Used Inside Washington
•	$1.50 per square foot includes code compliance.
•	$0.35 - $0.50 per square foot Engineering Stamp Seal
•	Includes 10 sets of plans.
•	Taxes/fees for City of Kent, City of Seattle and Pierce County are additional.

Multiple Use Stock Plans Used Outside Washington
•	$1.50 per square foot.
•	Includes 10 sets of plans.
Sample Calculation: The fee for multiple use stock house plans for a 1,500 square foot home built outside Washington would be $2,250. Calculated by multiplying 1,500 square feet by $1.50 per square foot.

Custom Plans
There are three types of pricing for custom plans: non-builders, builders and speculative builders. Custom designs are available primarily for construction in Washington state. Ask about additional fees for construction in Oregon and Idaho.

Custom Plans for Non-Builders
•	$3.00 per square foot for main and upper area under 3,000 square feet.*
•	$2.50 per square foot for main and upper area over 3,000 square feet.*
•	$2.00 per square foot for basement area.*
•	$1.25 per square foot for sum of decks, porches and garages over 900 sf.
•	$0.35 - $0.50 per square foot, with a $1,000 minimum, for in-house lateral with Engineering Stamp Seal.**
•	Includes 5 sets of plans.

Custom Plans for Custom Builders
•	$2.00 per square foot for main and upper area.*
•	$1.50 per square foot for basement area.*
•	$1.25 per square foot for sum of decks, porches and garages over 900 sf.
•	$0.35 - $0.50 per square foot, with a $1,000 minimum, for in-house lateral with Engineering Stamp Seal.**
•	Includes 5 sets of plans.

Spec Plans for Spec Builders
•	$1.75 per square foot for main and upper area.*
•	$1.25 per square foot for basement area.*
•	$1.25 per square foot for sum of decks, porches and garages over 900 sf.
•	$0.35 - $0.50 per square foot, with a $1,000 minimum, for in-house lateral with Engineering Stamp Seal.**
•	Includes 5 sets of plans.

*Additional $0.25 for difficult sites.
** Price based on total square footage of house and garage.

Price and warranty applies only to stock plans that comply with the 2006 IRC/IBL Code and the 2006 Washington State Energy Code.
